Owner's
Narrative: J.P. Dancy Jan. 1, 2010
This
is some of the best laying land in Wilkes County, all 102 acres. The soil is
very fertile and we always have a good hay crop with plenty of good grazing for
our cattle and horses. All the grasslands have fescue/orchard grass mix. Most of
the fencing is of high tensil woven wire with a cross section of 4 strand barb
wire and a woods section of 4 strand barb wire. There are 6 locations around the
fencing for the for the ability to provide water for livestock. There are two
very good creeks. The western boundary line creek (Harris Creek) averages 15 ft
in width and is a native trout stream and runs into the Roaring River (stocked
trout stream) about 1/4 mile below this property. There is also an extremely
strong creek down the middle of this property running behind the house. One side
of this creek is open bottom land and the other side is wooded bottom land
(would make a great place for a lake). Even in the dry summers of 2007 and 2008,
these two creeks never lost water flow. There is over 60 acres of open farm
land, more than 35 acres of wooded mountain land with a good stand of young
growing timber. All of the land offers great wild life hunting such as turkey,
deer, rabbit and squirrel. All of the farm is in the land use program with
Wilkes County tax office. The next buyer should use this advantageous tax
opportunity and keep this option.
The
upstairs to the older barn has its own ground level access and is built to hold
a large number or square bales of hay, equipment, and other storage items. The
lower level of the older barn offers 2 stalls, a feed room, and additional
storage. The roof on this structure is a 30 year metal and was put on in 2005.
This structure also has power/lights.
The
new shed, constructed in 2007, is used for equipment and hay storage with a
working cattle facility on one end and includes sorting pens, squeeze chute,
head gate, and weight scale for a single animal of up to 2400 pounds. The
entire shed is lighted with receptacles through out. The building has a 200 amp.
service for any extra electrical needs. The shed measures 168 feet in length
with 1/2 being 40 foot bays and 1/2 being 30 foot bays. It has a 40 year metal
roof and one side is completely enclosed with metal roofing. There are 2 dry
feed bins each having a 6 ton capacity of storage with auger system. The drive
way is 3/10’s of a mile long with a gravel base and a tar and gravel top.
Garage/workshop was built
in 1996 (50x24) and features 4 bays. One of which has a full 10' garage door.
The garage area offers a large storage area for tools, plumbing connected to
septic tank for a future bathroom, wiring in place for future addition of
generator for house and garage. The upstairs of this building is a roof truss
system open area which can be used for a workshop, storage, or additional living
space. The roof is of 30 year asphalt composition shingles.
The
house was built in 1996, contains over 2800 square feet of living space on both
levels plus a full basement. This user friendly home features 4 bedrooms, 2 1/2
baths, large eat in kitchen with formal dining area, a great room with stone
fireplace that can be used with wood (currently has gas log insert). There are 2
extra rooms which can be used for office, play rooms, etc. The floors consist of
hard wood, tile, and carpet. The house has a LP gas furnace central air
conditioning.
The
most appealing things about this property are the super good views all around of
the Blue Ridge Mountains. We are almost in the center of the 102 acres! The
property offers peace and quiet, good neighbors, fresh air, clear streams, and
is so quiet at times - you think you're the only people in the territory.
We
are located in North East Wilkes County and can be at Stone Mountain State Park
in 6-8 minutes, the Doughton Park Basin Creek access area in about 8 minutes and
the Thurmond Chatham game lands lie between these two parks (25,000 acres in two
counties owned by the Federal and State governments for your use). No better
place to live that I know of!!
