3. In order to register you must have a Bank Letter of Guarantee for your deposit check or have prior approval from Auction Company and/or Seller of the property. A deposit of Ten Thousand Dollars ($10,000) or 10% (whichever is greatest) of the last and highest bid will be required at time of sale, (deposit to be held by Great State Land/Auction Company in Escrow). Balance of PURCHASE PRICE is due upon transfer of title, approximately 30 days. Your down payment is non-refundable unless the Seller cannot pass a clear insurable title. Your down payment must be in the form of CASH, CASHIER'S CHECK, MONEY ORDER or an APPROVED PERSONAL CHECK (with bank letter of guarantee and sufficient personal identification such as a valid Drivers License and Social Security Card, etc.) Absolutely NO Second Party Checks accepted. Buyer's inability to secure a loan for the balance of the sales proceeds is not an excuse to void the sale/purchase.
